Set within a lush, two-acre garden, the building carries its strong French theme throughout the public spaces, meeting rooms, lobbies and into the décor of the units. The larger residences boast private elevator access, expansive living rooms, bedrooms and galleries, as well as extensive balconies. Each unit is finely appointed with architectural millwork, hardwood floors, gourmet kitchens and high ceilings.

The Setai Hotel & Condominium—Miami Beach, Fla.; Client: The Setai Group; Size: 625,000 square feet; Cost: $110 million; Condominium units: 198; Hotel units: 88. Rising 40 stories, The Setai is a luxury market hotel and condominium project set among a lush tropical oasis. The project, which Alayo served as coordinating architect, includes the replication of a 1930s art deco hotel, the construction of a new 40-story tower and the development of a vast landscaped garden and amenity area. A full service spa and health club will be located on site. The hotel's Asian-inspired design sets the cues for the condominium's public areas as well as the selections for the residential kitchens and bathrooms.

Cypress Point Apartments, designed for Parkland Development of Boca Raton, Fla., is a 346-unit, five-story development. It is located on 5.7 acres near the Westshore and Tampa International Airport business center Northwest of Downtown Tampa. The Mediterranean- and Mizner-influenced building design wraps around three sides of the five-story parking, garage, which holds two parking spaces per apartment. Apartment designs include one-, two- and three-bedroom units ranging from 819 to 1,552 square feet. Amenities include a full-size swimming pool and a 4,700-sq.-ft. leasing office and clubhouse facility. The luxurious clubhouse features a large clubroom, game room, a media/theatre, business center, fitness center and resident meeting room.

From Georgia Avenue, the townhouse groupings appear as a string of single-family homes. Park-like seating areas surround the preserved trees along Georgia Avenue. The three restored historic single-family houses and the historic neighborhood of Woodside influenced the Victorian Vernacular style townhouse facades and site character.

875 N Street, NW—Washington, D.C.: On the corner of 9th and N Streets, NW in Washington, D.C. is a transformation in progress. Located in the Shaw Historic District, across the street from the convention center and within walking distance of the Mt. Vernon Square Metro station, 875 N Street is helping to revitalize the neighborhood around it. The project consists of rehabilitating five historic row houses fronting on 9th street, as well as the construction of a five-story addition at the rear of the site. The top three floors of the building will house 17 apartment units, with large roof decks on the fourth and fifth floors.

Inspired by European architecture, the buildings appear as elegant manor homes lining private, neighborhood drives. The "homes" facing Village Parkway directly front on the street just like the luxury single-family homes farther inside the community. The buildings themselves vary not only in color schemes but also in roof styles and railing patterns. Efforts were made to truly differentiate one building from the next. Some buildings have round turreted entries while others have colonnaded porches.

Notable Projects: Village of Baldwin Park Town Center, Orlando, Fla.—This mixed-use town center spans four city blocks within the redeveloped 1,100-acre site of the former Orlando Naval Base on the shores of 195-acre Lake Baldwin. Gables at Tennis Center, Houston—This Art Deco-inspired, seven-story, mixed-use building is an urban redevelopment project in the west central Houston area known as River Oaks. The bottom two levels contain 175,000 square feet of commercial/retail space with five levels of for-rent residential (435,000 square feet) on top. In addition to housing the headquarters office of Gables Residential, the project's developer, the building includes four major restaurants and boutique-type retail. The eight-level parking deck has separate levels and entries for retail customers and residents. Such distinctive features as a palm tree-lined promenade, or main street, running through the building's spine, a reflective water trough with seasonal plantings, a one-story glass water wall behind identity signage and a glass dome atop the building that is lit up at night enhance the desired feel of sophistication.

Located in Inverness, Colo., within the confines of the Inverness Business Park, Vallagio is the first residential development in the 980-acre business park. Denver-based Metropolitan Homes acquired a 30-acre site to develop Vallagio, a master-planned village. Meeks + Partners was tapped to design a mixed-use community on eight acres, which is part of a larger, mixed-use community. Vallagio incorporates clearly defined design objects to create a walkable neighborhood as well as appropriate architecture and planning to enliven the immediate area. Vallagio will consist of approximately 25,000 square feet of retail space, an average of 16,500 square feet of office space and 84 condominiums. The building will offer two stories of residential space over office and retail space and include below and above grade parking.

By incorporating an invigorated, lively color palette into an industrial neighborhood, we were able to bring life to the high-density project. The integration of stacked flats and lofts with a more edgy feel; corrugated metal siding, stucco and strong colors de-emphasize the mass of the four-story building. Located on 4.5 acres, the project presents 309 units consisting of two four-story Type V courtyard buildings. The six, one- to three-bedroom units range in size from 609 to 1670 square feet.
