ADDNotable Projects: The Village of Marbella—The City of Coconut Creek has made a serious commitment to environmentally responsible development. ADD Inc led a planning and design process aimed at helping the city fulfill its vision to create a vibrant urban core while upholding its environmental stewardship objectives. The project is a Smart Growth master plan that integrates residential, office, retail, hotel and open spaces. To establish a more pedestrian-oriented town center, the master plan creates purposeful and engaging green spaces, including walking trails in a community park, waterfront dining along a canal and an artist walk. Green roofs, green screens, solar control devices, cistern water storage and water quality systems further support Coconut Creek's ambitious environmental agenda. Environmentally responsible and architecturally exciting, the proposed Village at Marbella will transform an industrial/agricultural site into a lively town center.

Archstone North Point—Archstone North Point stands at the intersection of two great cities. This exceptional location offers the opportunity to blend the allure of a downtown Boston lifestyle with a new rental community situated comfortably in its Cambridge surroundings. The design team organized the massing to capture stunning views of the Boston skyline while creating lively new urban spaces for the local community. Supporting a Smart Growth development strategy, the design choreographs green spaces, interior plazas and pathways linking the project to public transportation and adjacent amenities. Residents will enjoy a luxurious amenity package, including a pool house, rooftop terrace, concierge service, click cafe, fitness center, and a screening room that will establish the standard for future residential development in the evolving North Point neighborhood.

BartonNotable Projects: The Residences at Vail Mansion innovatively reuses a revered Morristown, N.J. landmark—the former residence of AT&T President Theodore Vail. Built in 1917, the mansion is now privately owned and has been restored for commercial and public use, tastefully augmented by a condominium structure containing 36 homes averaging 1,700 sq. ft. This five-story mid-rise, situated behind and attached to the mansion, features two three-story wings situated above two levels of parking. The traditional exterior architecture in stucco, cast stone and natural sandstone harmonize with the classical proportions of the Italianate mansion.

Station Square Apartment Homes and Shops transformed a 30-acre Superfund site, once occupied by a Ford Electronics plant, into a vibrant community that combines apartment residences with convenient retail and restaurants, all adjacent to the Pennbrook SEPTA station in both Upper Gwynedd and Lansdale, Penn. Now entering development of Phase II, Station Square includes 346 apartments around three town greens, and nearly 50,000 sq. ft. of retail space along the boulevard near the transit station. The community has been enthusiastically received by renters and retailers, and has earned the prestigious 2007 Montgomery Award for Land Development.

HumphreysNotable Projects: Newport on the Lake, Houston— This 234-unit project, located in the Energy Corridor of Houston, is the latest rendition of HPA's "Big House"® multifamily product. Designed in a Southern Coastal style, it has the appearance, character and charm of a single-family residence with private entrances and direct-access garages, arched entryways, home-office areas, large master-bedroom suites, expansive walk-in closets, granite counter tops, maple cabinetry and a full-size washer and dryer. Many "green" features were incorporated in the design, including crushed seashell and pine straw walkways and native grasses; outdoor gathering areas provide natural elements, including a 15-acre private access lake with community kayaks and a Bocce ball court. Ceiling fans are provided in every bedroom and living room. The successful marriage of existing site features and an innovative architectural solution make this an exceptional multifamily community that conveys an attractive and positive image to residents and the surrounding community.

The Venue, Richardson, Texas—The Venue consists of 279 luxury apartment homes in a four-story wood frame building with a four-level structured parking garage. The 4.3-acre site is within walking distance of a rapid transit light rail station and is located near many major employment areas.This project exemplifies the next generation of modern apartment design and style with traditional floor plans that provide an urban alternative to existing conventional apartment projects. The community incorporates design elements that provide residents with the best of modern luxury, design, amenities and services. The project incorporates a space for retail and an area that will work well for convenience stores and restaurants. The look of the Venue was designed with a musical/theatrical theme to complement the performing arts center that is adjacent to the structure. The theme is reflected in all design elements, beginning with landscaping, hardscape, and building exteriors, including an etching of John Lennon in the entrance door. The theme is also carried throughout the project into the common and amenity areas, the corridors and the apartments.

Inspired by the grand resorts of Scottsdale, Ariz., Artesia replaces an underperforming hotel with an upscale residential campus that better fits the community with sensitivity to regional style. With buildings oriented to maximize views of lushly landscaped courtyards or the dedicated greenbelt, residents can bring natural surroundings into their homes. Amenities, including a separate fitness center and social clubhouse, indoor pools and private outdoor spaces, provide immense recreational choices on-site. With a variety of product types, Artesia caters to a large segment of potential homeowners. This project typifies the best in customized high-end residential design.

MeeksNotable Projects: 2125 Yale—195 units; 93 units per acre. Planned and designed for Allied Realty Services, this urban infill development is currently under construction on a prominent two-acre site in The Heights, one of Houston's oldest historical neighborhoods. The design solution for the high-density podium-style community focused on site planning and spatial composition by wrapping the four-story structures around two courtyards.

The contemporary design elements include storefront glazing, masonry, structural steel, metal siding and horizontal aluminum tube screening. To soften the industrial aesthetic on the building's façade, brown metal siding was introduced to replicate wood, linking the multifamily community to the single-family neighborhood.

A curved glass wall leads into a two-story, 5,880-sq.-ft. clubhouse and leasing center. The space features 12-ft. brick interior walls and restored southern yellow pine flooring, which was salvaged from the retail facility formerly on the site. A two-level structured parking garage with pedestrian bridges, stairwells and three elevators provides direct access to homes, the community center and pool courtyard.

Spanning 60 feet, a steel bridge will connect residents to the buildings, offering a bird's eye view of the Houston skyline. The property will feature a mix of one-bedroom units that range from 700 to 864 sq. ft. and two-bedroom units that range from 1,224 to 1,378 sq. ft.

Broadstone Memorial—371 apartment flats, 30 three-level townhouses; 45 units per acre. Designed to appeal to the affluent "renter by choice" market Alliance Communities was targeting, the urban infill development is located in Houston's Energy Corridor, home to multi-national and local growth-oriented companies predominantly connected to the energy industry.

Due to the proximity of the 8.8-acre site to Interstate 10, North Eldridge Parkway and Memorial Drive, the development was designed as three distinct "neighborhoods." The siteplan places the townhomes in front of and along the main entrance, while positioning apartment buildings and the 7,000-sq.-ft. community center to the back of the property.

To integrate themselves into the area, the townhouses incorporate architectural details such as metal awnings roofs. Two-bedroom/two-bath and three-bedroom/three-bath townhomes range in size from 1,365 to 1,766 sq. ft. The exteriors are designed with stucco, stone and brick, while the interiors feature fireplaces, large "eat-in" gourmet kitchens, open living areas with 15-foot ceilings and multi-level decks and balconies.

One- and two-bedroom apartments range from 630 to 1,267 sq. ft. Interiors are designed with the latest concepts in open planning, accentuated by 10-ft. ceilings and large expanses of high-efficiency windows. A six-level structured parking garage provides 577 parking spaces, connecting residents to their homes via pedestrian bridges.

Cranford Crossing—Cranford, New Jersey; Cranford Crossing is a mixed-use redevelopment project of retail shops, luxury apartments and enclosed parking and is the first of its kind built in the downtown for nearly a century.

The traditional Georgian-style buildings were designed to accent Cranford's indigenous architecture. First-floor retail shops with awnings and 50 upper-level luxury rental apartments are featured in a two-building scheme. This four-story design is hiding a six-level parking deck with more than 300 parking spaces for residents, shoppers and commuters. The parking deck buffers the NJ Transit train line from the residential apartments. This project also features 20,000 square feet of retail space at the street, engaging pedestrian and vehicular traffic.

The Berkshire—Hoboken, New Jersey; The Berkshire is a 13-story retail/residential mixed-use community located in the final stage of a redevelopment area at the North end of the Hoboken waterfront. This LEED-certified building has "green roof decks that provide spectacular views of Manhattan. The apartments range in size from 700 to 1,100 sq. ft. The building is highly amenitized and has ground floor retail as well as an above-grade parking deck.

The exterior design consists of traditional brick, pre-cast concrete and contemporary spandrel glass. The use of different shades of brick and details like street-level fabric canopies are all added to soften the overall appearance and blend the retail façade with the garage.

Alton Pointe Apartments fills a much-needed demand for workforce housing in Madison County, Illinois.

With 84 total units, the project includes 10 one- bedroom, 26 two-bedroom garden apartments, 20 three-bedroom apartments and 28 two-bedroom townhomes with five accessible units and two units for the visually or hearing impaired.

Rosemann designed each housing structure to resemble large homes that consist of three units, two apartments and one townhome, creating a unique neighborhood.

A new clubhouse with administration offices, computer room, community area and outdoor playground completes the neighborhood, creating an overall sense of place for residents.

Piper Lofts is the renovation of a historic downtown Kansas City building known as the H.D. Lee Building. Located in the Crossroads Arts district, Piper Lofts will have interior parking, retail and office space and 118 lofts of modern, urban living.

Rosemann provided design solutions for the nine-story building with a 10th floor addition as well as an adjacent four-story parking garage. Piper Lofts' distinctive architectural design features brick exterior walls, clay tile and concrete interior walls, exposed columns, oversized operable industrial window and concrete ceilings.

The design is fresh and upscale while accommodating to a contemporary lifestyle. Amenities include a rooftop deck, parking, swimming pool and workout facility.

Sonoma—Praised by the head of Houston's planning department as "an excellent prototype for urban living," Sonoma totals 213 residential units, 60,000-square-feet of retail, 43,000 sq. ft. of offices, four restaurants, an urban grocer and necessary parking. Planned for two phases, the architecture is designed to evoke a European feel. Residential units are located on the perimeter overlooking the resort-style pool, landscaped courtyard and fitness center. To complete the live/work/play experience, Sonoma´s two phases are linked by a brick-paved pedestrian plaza, creating a public domain for dining amidst fountains, tropical landscaping, weekend farmers' markets and other activities typical of an urban 'village square.'
