Snowmass Village, Colo.--Related WestPac, a joint venture partnership of New York-based Related Cos. and California-based WestPac Investments Colorado LLC, has announced record sales for its residences at Snowmass Base Village.

The Little Nell Residences and The Viceroy Resorts and Residences are currently 65 and 50 percent occupied, respectively. Sales began in mid-December.

Both properties are designed for certification in the LEED for Neighborhood Development, a new rating system for neighborhood design that integrates principles of smart growth, new urbanism and green building.

The properties are also part of Related WestPac’s plan to develop 80 acres of a sustainable mixed-use community, which will include residential units, hotels, retail, entertainment and restaurant facilities. The development uses carbon-free renewable energy sources and implements cleaner construction practices. Related WestPac will also be LEED certifying each new building going forward.

“In fulfilling our vision for the new Snowmass, the residences at Viceroy Snowmass and Little Nell Snowmass offer exquisite design, premium locations and two of the strongest hospitality brands in North America,” says Pat Smith, president of Related WestPac. “In addition, we respect the breathtaking natural beauty of the area through sustainable design. As LEED-certified buildings, they will use less energy, less water and provide a healthier environment for families to live and play.”

The Little Nell Residences consists of 30 ski-in/ski-out luxury units. Prices begin at $3.1 million. Amenities include a gas fireplace and a Jacuzzi-style soaking tub in the master bedrooms and stainless steel wine coolers and Viking Ranges in the kitchens. In addition, the community has amenities including a heated pool and hot tub, fitness center, fine dining restaurant, ski valet, private ski lockers, outdoor ski racks, secured indoor storage for bicycles, heated exterior walkways and heated underground valet parking. Additionally, 24-hour concierge service, in-residence dining and maid service is available.

Prices for the 152-unit ski-in/ski-out Viceroy Resorts and Residences range from $570,000 to over $4 million. The building offers residents a lobby resort, private dining rooms, bar and lounge, spa, fitness center, swimming pool and pool café, après ski bar, kids’ club, casual and fine dining restaurants, conference space and ski valet facilities.
