Miami—Boston-based developer E.A. Fish Associates has announced that over 334 of the 452 condos at Latitude on the River, two 44-story mixed-use towers situated along the Miami River, have closed. The law firm of Berman Rennert Vogel & Mandler is handling closings, and expects them to last until the end of 2007.
Steven Gelb, Florida partner for E.A. Fish Associates, tells MHN that the project broke ground in January 2005. There are nearly 100 homeowners who have been moving into the community since August, a month after the project was delivered.
“Seeing people actually take residence here is a testament to the project’s allure for primary residents in a market teeming with investors and speculators,” says Edward Fish, founder and CEO of E.A. Fish Associates.
Designed by Arquitectonica, Latitude on the River includes 231,000 square feet of office and retail space. An upscale European cappuccino bar and a bank, among other shops, occupy that space.
A 40-ft.-wide promenade, with illuminated wave ceiling, traverses the entire ground floor of the property and also connects the two buildings.
“The development provides for a true urban living experience by virtue of its mixed-use composition and location in Brickell Village, next to fine dining, upscale hotels and chic nightlife as well as the new Mary Brickell Village,” says Gelb.
