Developer Completes $14M Renovation of Historic Warehouse

St. Louis, Mo.--The $14 million renovation of G.W. Lofts, a six-building, 60-unit rental community in St. Louis, has been completed. The development was originally a warehouse for the Edwin F. Guth Lighting Co.

“The original aesthetic was maintained as much as possible,” says Gary Rogowski, the project architect for Rosemann & Associates, the architecture and interior design firm that worked on the project. “The floor plans are generally very open and we were able to maintain that character. Each building still has its individual aesthetic and character to it.”

Developed by St. Louis, Mo.-based Blue Urban (formerly McGowan & Walsh Historic Renovators), G.W. Lofts has a colorful exterior. During preliminary work, a golden glazed terra cotta brick was exposed on building number four. “It inspired us to think about a bright, colorful scheme,” Rogowski tells MHN. The interior color palette, he adds, is more traditional.

G.W. Lofts offer one- and two-bedroom units, ranging in size from 877 to 1,241 sq. ft. Each unit includes a covered parking space, as well as modern European-style kitchens, oversized Jacuzzi bathrooms and washers and dryers. Many units also feature balconies or rooftop patios, and a private courtyard is available to all residents.

The development is currently 50 percent occupied and has been appealing mostly to young professionals and those who are interested in downtown loft living without committing to a purchase.

Located at 2615 Washington Ave., G.W. Lofts is situated near Interstate 40 and within walking distance of various restaurants and shops.
