Downtown Structured Parking Goes Green

The Bluff City just got a little greener. Green Ballast Inc., a Memphis-based energy solutions company, has announced it will be upgrading the lighting system at one of Belz Enterprises’ structured parking facilities.
According to a press release, Green Ballast will install vapor-tight florescent fixtures equipped with Green Ballast’s patented fluorescent light ballasts, resulting in an electric lighting usage reduction of up to 72 percent annually. Green Ballast’s technology measures and estimates useable daylight.
Based on this information, the system calculates and provides only the exact necessary amount of electricity for lighting, adjusting consumption for every fixture. The technology is easily installed and maintained and offers fast cost return. In the case of Belz’s parking facility, the company will be receiving payback on its investment in less than three months, while the system itself has a life expectancy of 10 years.
“Parking garage lights are on 24/7, and electricity is an even greater component of the owner or operator’s costs,” said J. Kevin Adams, CEO of Green Ballast. “The attractive return on investment in our efficient ballast makes the decision logical and smart from a financial and operational perspective. Our solution is being adopted in office buildings, industrial facilities, schools, airports and municipal buildings where lighting is the major electrical expense.”
The Memphis Business Journal identified the property as the Blues Garage—a facility located in the downtown area at Second Street and Peabody Place. According to the Journal, work will begin in mid-December and take two weeks to complete.
